In support of Republic Act 9211 (Tobacco Regulation Act), Shell Residences Condominium Board of Trustees in their regular meeting last February 27, 2017 has unanimously banned smoking in ALL common areas of Shell Residences Condominium (roadways, parking area and commercial arcade included). Dry run of implementation will be the whole month of April 2017 and full implementation of the said resolution will take effect starting May 1, 2017.
Violators will be penalized starting May 1, 2017, according to the set penalties included in our House Rules Book, as follows:
1st Offense – Written Citation
2nd Offense – Php 500.00 Fine
3rd Offense – Php 1,000.00 Fine
4th Offense – Php 5,000.00 Fine
5th Offense onwards – Php 10,000.00 Fine
We encourage everyone to cooperate with the us so we can successfully implement the said policy. Being smoke free will result to cleaner air to breathe for everyone (especially children) in our property.

We are glad to inform you that our Board of Trustees have approved the sale of prepaid swimming pool vouchers, as follows:
Regular Rate = Php 150.00 / voucher / day
Holiday Rate = Php 300.00 / voucher / day
Unit owners, attorneys-in-fact and/or authorized representatives can buy unlimited number of vouchers in advance from Shell PMO and this can be distributed to authorized guests who wish to swim in our pools in the future. This is also a good alternative for unit owners especially those who do not want the pool usage fees of their guest(s) to be charged to their Statement of Account (SOA). This will also solve the problem of payment for guest pool fees during times when the PMO is closed (especially during holidays).
We encourage everyone interested to purchase their vouchers ahead of the upcoming holidays so they can be ready once their authorized guests decides to use the pool to cool down during the summer heat. However, number of guests that will be allowed per day per unit will still be followed to avoid overcrowding.

We are glad to inform you that our Board of Trustees have approved the following changes in our swimming pool maintenance schedule starting this week:
Maintenance Day Closed for Maintenance Open for Swimming
Tuesdays Wetplay and Adult Pools Kiddie and Lounge Pools
Wednesdays Kiddie and Lounge Pool Wetplay and Adult Pools
For the remaining days of the week (Thursdays to Mondays), all four (4) swimming pools will be open for swimming. This way, all residents, tenants and their guests will have an available pool to use everyday especially during this hot, summer season.
Pool operating hours will still be from 6:00 am to 10:00 pm daily.

Option 1: BDO Bills Payment:

Over The Counter, where you can pay directly in any BDO branch using a BDO deposit slip with your designated 12-digit unit number as reference (e.g. SHELLB011234, please refer to your SOA)

Electronic Channel (requires one time enrollment using your designated reference number)

Automated Teller Machine (ATM)

Point of Sale Machine accepting Megalink, ExpressNet, and Bancnet ATM/Debit/Prepaid Cards (via Property Management Office)

Option 2: SM Bills Payment:

SUBJECT : Primer on Transient Leasing and Authorized Guests
REF : SRCC - Circular – 027
We wish to disseminate the following information, which were discussed and duly approved by Shell Residences Board of Trustees in its regular monthly meeting conducted last October 21, 2016 held at 4/F Conference Room, Two Ecom Bldg. A, MOA Complex, Pasay City:

The shortest period wherein a unit can be offered for lease should be for a period of one (1) month only.
-
Lease covering a period less that one (1) month shall be considered as transient leasing which is not allowed in our house rules (Shell HRR Section 2.1.2, page 3). Unit owners and/or their authorized Attorneys-in-Fact (SPA holders) violating this rule shall be penalized with the following:
-
First Offense – Php 500.00 fine
-
Second Offense – Php 1,000.00 fine
-
Third Offense – Php 5,000.00 fine
-
Fourth Offense and onwards – Php 10,000.00 fine including cancellation of privileges for a period of not less than one (1) month and/or until the penalties are complied with.
We wish to reiterate further that for valid lease agreements, copies of valid/notarized lease contract and valid IDs of the tenant shall be submitted to Shell PMO at least 1 week in advance in order to properly process the transfer of rights for the use of facilities/amenities from the unit owner to the tenant (Shell HRR Section 2.6.6, pages 13-14).
Unit owners still have the option to allow guest(s) to stay in their unit for shorter period of time provided they can give Shell PMO a signed Guest Authorization Form indicating the names of their guests and their intended duration of stay. Copy of at least one valid ID of the guest should be attached to the authorization form. To allow the proper processing of these documents, unit owners or their attorney-in-fact (SPA holder) are required to submit their guest authorization forms to Shell PMO at least a day before the intended date of stay of the guest (e.g. cut-off is on or before 5pm today for guest stays dated tomorrow). Lastly, authorized guests may be allowed to swim provided the required fees are complied with. Guests are required to fill out our Swimming Pool Guest Registration Form and should pay the fees at Shell PMO (during office hours) prior to swimming. During times that PMO is closed, all guest fees will be charged to unit owner’s Statement of Account (SOA).
The new penalty matrix for short term leasing itemized herein shall be enforced starting November 2, 2016 and onwards.

SUBJECT : Cessation of Renovation Works during Weekends

Greetings from Shell PMO and Greenmist Property Management Corporation!
We wish to remind everyone that renovation works that was allowed during the first six (6) months of Tower turnover already lapsed last July 31, 2016. This means that all renovation works (whether minor or major) shall no longer be allowed during weekends starting August 2016 and onwards as clearly stated in our House Rule book, page 65-66, Section 10.3 of Renovation Guidelines.
For the benefit of those residents who don’t frequently visit their units and/or were not able to read their house rules book yet, we will allow consideration for very minor and non-noisy works during the first and second Saturdays of August 2016 after which only utilities installation (such as PLDT, Sky Cable, Cablelink, etc.) shall be allowed during weekends.
